Your Closing-Day Checklist: What to Bring and What to Expect

By the time you reach closing day, the hard part is behind you. The offer is accepted, the loan is approved, and the title is clear. Closing is mostly signing — but a little preparation makes it smooth.

What to bring

• A government-issued photo ID for every person on the loan or title — a driver’s license or passport.
• Proof of your cleared funds. Any cash to close should already be wired (see our wire-fraud guide) or brought as a cashier’s check if your closer instructed that.
• Your proof of homeowner’s insurance, if your lender has not already collected it.
• Any documents your closer asked for in your pre-closing email.

What you will sign

The stack looks intimidating, but it is a handful of documents repeated in different forms:

• The Closing Disclosure — your final, itemized costs. You will have received this at least three business days before signing, so nothing on it should be a surprise.
• The promissory note and mortgage — your promise to repay the loan and the lender’s security interest.
• The deed — the document that transfers ownership to you.
• Various affidavits and disclosures required by the state and your lender.

What happens after you sign

Once everything is signed and funds are confirmed, we record the deed with the county — that is the moment the home legally becomes yours. Recording usually happens the same day or the next business morning. After it records, you get the keys.

A few last tips

• Read the Closing Disclosure the day it arrives, not at the table — that is when questions are easy to fix.
• Bring your patience; signing takes about an hour.
• Ask your closer anything. There is no such thing as a dumb question about the largest purchase of your life.
